There are 2 parts of our work: Review and Appeal The first part is review. We review each property to see if there are comparable sales that may indicate the property is overvalued. We may also look at similar property assessments to see if there is uniformity and equality. For the review, there is a flat fee. Residential property is normally $150-200; vacant land, $100; and commercial property is $200.00 and up. The second phase of our work is Appeal. Sometimes we try to negotiate with the district. If that is unsuccessful, we will appear before the Appraisal Review Board or ARB. If we are successful in reducing the market value of your property, your property taxes should be reduced. When we succeed in reducing your value, we receive a success fee. This fee is detailed in our Agent-Owner Agreement but for most properties it is about 50¢-75¢ for each $100 of value reduction. An example would be if your property is reduced $15,000, you should save about $487. Our success fee would be about $90 for a property with a homestead; less if it has an elderly exemption and more if no exemptions.
